Challenges

When Friedman began managing this asset in 2005, the property suffered from a lack of attention to detail.  Landscape beds were in disarray, signage was inconsistent, the facade required sealant and EIFS repairs and the parking lot required a 10 year capital renovation plan.  Friedman was also faced with overseeing the construction of over 50,000 SF.

Solutions

Determine the scope of work for renovating the landscaping islands and executed the plan utilizing our landscaper, created a consistent signage plan integrating a new Arborland logo, addressed the facade issues, and devised a long-term asphalt preservation and repair plan.  Transform existing Borders Books and Circuit City locations into three separately cohesive store identities.

Results

Friedman was able to create three spaces expressing the proper brand images for Five Below, Ulta and Nordstrom Rack.  Arborland became one of the most well-maintained properties in the area with occupancy over 95%.  Under Friedman’s management, we consistently received compliments from our tenants.
